Measure the height before you choose the design

This is the step that decides whether a ceiling looks elegant or oppressive, and it is the one most often skipped. A full box design drops the room by roughly six to nine inches once framing and boards are in; a peripheral or cove design drops only the edges and keeps the centre at full height. Most flats here sit at nine to ten feet and take a layered design comfortably. Closer to eight and a half feet, keep the drop at the perimeter. No amount of good lighting rescues a low room with a heavy ceiling.

Design the light first, the ceiling second

A false ceiling is really a lighting decision wearing a plaster finish. Work out where you want to read, eat, cook and relax, then let the ceiling shape follow those points. Once the boards are closed, moving a spotlight means cutting the ceiling open again. Warm white suits living rooms and bedrooms; a neutral white reads cleaner over kitchen counters and study areas. Put the cove and the spotlights on separate switches, otherwise you are stuck with all of it on or none of it.

Match the material to the room

One ceiling specification for the whole home is rarely the right answer.

• Gypsum board for living rooms, bedrooms and dining — fast, flat and crack-resistant when jointed properly.
• POP where you want curved or intricate custom shapes.
• Moisture-resistant board, PVC or aluminium in bathrooms, balconies and utility areas — never plain gypsum.
• A simple, wipeable profile in the kitchen, where grease and steam settle.
• An access hatch anywhere a concealed AC unit, water line or junction box sits above the ceiling.

What goes wrong, and when

Nearly every complaint traces to one of four causes, all avoidable at planning. Hairline cracks come from rushed jointing or skipped joint tape. Water stains mean a leak above — fix the source, because painting over it only delays the problem. A missing access panel means the only way in later is to break the board. And a cave-like room usually comes from combining a deep drop with downlights alone; cove light bouncing off the slab is what keeps a layered ceiling from feeling heavy.
