Work with the structure, not against it

In an apartment, the columns, beams and shear walls are not yours to move. Neither is the position of the drainage stack, which is why a kitchen sink or a bathroom fitting can rarely be relocated far. A good apartment design starts by mapping what is fixed and then arranging everything else around it. Beams are the most common surprise: a false ceiling that conceals one gracefully looks intentional, while furniture pushed awkwardly around a beam looks like a compromise, because it is.

Clear the society rules before the drawings

Most apartment complexes have working-hours restrictions, a service-lift booking process, a debris-removal rule and often a security deposit for interior work. Some restrict drilling on shared walls or changes to the balcony's external appearance. Find all of this out at the start and hand it to your designer in writing. A project planned around a six-hour working day finishes on schedule; one planned as if the site were open all day does not.

Storage is the whole game

Apartments trade floor area for convenience, so the design has to make the walls work harder.

• Full-height wardrobes with a loft section, rather than short units with a dead gap above them.
• A bed with a hydraulic or drawer storage base in at least the master bedroom.
• A slim, shallow entrance unit for footwear, keys and bags, so daily clutter never reaches the living room.
• A planned utility zone for the washing machine, mop, bucket and cleaning supplies — the single most commonly forgotten requirement in flats.
• Tall kitchen units for bulk grocery storage, so the counter stays clear.

Protect the light and the airflow

Flats usually have windows on one or two sides only, so every solid partition you add costs daylight somewhere. Where you need separation — a study corner, a dining zone, a pooja space — use open shelving, a slatted screen or a change in flooring rather than a full wall. Keep tall furniture off the window wall, and leave a small gap behind tall units against outer walls so air can move. In a humid climate, that gap is the difference between a wardrobe that stays dry and one that develops a musty back panel.
