Think in levels, not just in rooms

The advantage of an independent house is vertical space, and the mistake is treating each floor as a separate flat. Decide early which activities belong on which level: usually formal reception and the kitchen at ground, private bedrooms above, and utility or guest space at the top. Then design the staircase as a feature rather than a leftover, because it is the one element every visitor sees and every family member uses several times a day. A double-height living space or a light well can transform a house, but both have to be settled at the structural stage, not the furnishing stage.

Plan the outside as carefully as the inside

A villa's terraces, balconies, sit-outs and courtyards are usable rooms for most of the year here, and they are almost always under-designed. Give each one a purpose and the fixed elements that support it — shade, a weatherproof floor, a power point, a light and a water outlet. Choose materials that survive direct sun and heavy rain rather than indoor finishes moved outdoors, and detail the drainage properly. Standing water on a terrace finds its way into the slab, and the first place it shows is the ceiling of the room below.

Where a house needs more than a flat does

Independent houses carry requirements apartments simply do not have.

• A genuine utility and laundry zone, with drying that isn't in the guest sightline.
• Storage for tools, ladders, garden equipment and seasonal items.
• A guest bedroom or bathroom at ground level, for visitors and older family members.
• Overhead and sump tank access that doesn't require dismantling anything.
• A staircase wide enough to carry furniture and a mattress upstairs.

Keep a consistent design language across floors

The most common failure in large homes is that each room was designed well on its own and the house has no thread running through it. Fix a small palette — two or three wood tones, one metal finish, one stone, a defined set of wall colours — and hold every room to it. Vary the intensity, not the vocabulary: a bold living room and a calm bedroom can share the same materials. This is also what makes a big house feel finished rather than assembled.
